Planning and execution of maintenance

  • Assist the Residence Facilities Officer in assessing and prioritizing maintenance tasks.
  • Providing maintenance iro:
    • Carpentry (eg. repairs, replace / repair / service locks, service door hinges, furniture repairs, etc)
    • Electrical  (eg. repairs, change wall plugs, light fittings, light switches, hot water elements, thermostats, light bulbs, florescent tubes, replace stove plates, grill / baking elements, stove switches, ability to operate basic electrical testing for power & continuity, etc)
    • Painting (eg. touch up painting, varnish doors or furniture, replace missing or cracked tiles, etc)
    • Plumbing (eg. replace taps, tap washers, waste traps, repair leaks in waste pipes, unblock waste pipes, replace ball / inlet valves, replace pressure reducing valves, temperature pressure valves, vacuum breakers, drain cocks, toilet handles, flushing mechanisms, unblock external gullies, sewer drains & waste stacks, clean gutters, down pipes, rain water heads up to a height of 8 feet, clean laundry ducts, etc)
    • Movement of furniture & stores around residences.
  • Set up a planned servicing of:
    • Light fittings & fluorescent tubes & light bulbs
    • Locks & “Reslocks”
    • Drains
    • Gutters
    • Laundry ducts
    • Furniture
  • Maintenance is planned according with the needs of the residence.
  • Maintenance issues are addressed timeously and according to priority.
  • Daily reactive maintenance faults are cleared & repairs completed.
  • Preventative maintenance and plans are realized.

Compliance, Health  and Safety

  • Ensure that repairs are carried out using safe practices in a compliant manner.
  • Conduct visual safety inspections in the residence & report unsafe practices & situations to the RFO.
  • Report any security concerns to the RFO.
  • Ensure that ladders are available for inspections conducted by Residence Maintenance.
  • A safe working environment for UCT staff, students & visitors is maintained.
  • Compliance with Occupational Health & Safety Act.
  • All unsafe practices and threats to security are escalated timeously.

Maintenance of workshop and stores

  • Clean workshop & surfaces in workshop & stores.
  • Clean & maintain all equipment & tools in good & safe working order.
  • Dispose of all types of waste specific to the discipline (eg. fluorescent tubes, light bulbs, ballasts, E waste, etc)
  • Arrange via RFO for the collection on fluorescent tubes, light bulbs & E waste.
  • Store fixtures / appliances for future re-use & maintain an inventory.
  • Provide the RFO with a monthly stock take & consumable order.
  • Record all tasks completed & consumables used.
  • Workshops, equipment & tools are clean & maintained.
  • Administrative records are up to date.
  • Monthly stock takes & requests for orders are processed.
  • An accurate record is maintained of all tasks under taken & materials used.
  • Excess materials are accounted for.

Maintenance support, liaison and monitoring

  • Liaison as required between Residence Maintenance management, Technical Inspectors, Artisans or appointed contractors.
  • Assist Technical Inspectors with building inspections & audits.
  • Monitor & arrange access to areas of the residence for Technical Inspectors, Artisans or appointed out-tasked contractors.
  • Assist RFO with student vacation storage.
  • Assist RFO iro opening, closing & vacation preparation.
  • RFO’s are kept informed of maintenance taking place in the building.
  • Technical Inspectors are kept informed of repairs and requirements when visiting the building.
  • Residence operates successfully at the start, end & during vacation periods.



Minimum qualifications:

  • Grade 10

Minimum experience:

  • 5 years relevant technical and building maintenance experience
